Livingston Farm is a 121-acre former dairy property in Livingston Manor, NY (Sullivan County), operated today as a working regenerative farm and agritourism destination. Twenty acres are under active cultivation — agroforestry, rotational grazing, an orchard, and a market garden — with more than 1,500 native trees and shrubs planted to date. The balance is open pasture, hemlock and hardwood forest, and mountainside habitat that supports resident bald eagles and year-round wildlife.

The property already generates revenue. A newly renovated three-bedroom farmhouse operates as a year-round short-term rental, and the farm runs an ongoing program of hosted events, catering, and farm dinners across the season. The next phase adds a lodge-style boutique resort and a limited collection of ownership residences, sited around the existing trail network and farm infrastructure. Downtown Livingston Manor — a two-hour drive from Manhattan and one of the Catskills' most established weekender towns — sits within walking distance of the farm gate.

Flybrook is the Platform's restaurant brand — a two-location New American concept from Executive Chef Roxanne Spruance built around ingredients grown on Livingston Farm and across the Hudson Valley. The Armonk location is a full-service restaurant and bar planned for downtown Armonk, NY (Westchester) — new construction on an approved site with entitlements in place, currently under design. The room draws material and detail from the historic barn at Livingston Farm, carrying architectural elements from the Catskills property into a Westchester downtown storefront. The second location, Flybrook at Livingston Farm, is a farm-based gathering place on the 121-acre Catskills property, home to the farm's hosted events, catering, and farm-dinner program.

One kitchen, two rooms. The two locations sit inside separate real estate but share a supply chain, a chef, a brand, and — through the reclaimed barn elements — a material story. The farm at Livingston Manor grows the produce, herbs, and eggs that show up on the plate at both. The Armonk site anchors year-round revenue in an affluent Westchester downtown; the farm room anchors experience and drives lodge and residence demand upstream.
